The new mydeposits wear and tear guide could offer landlords some handy tips with regards to an issue that is often the subject of debate.

This is the view of chief executive of the firm Eddie Hooker, who suggested property owners could utilise the document when checking out tenants.

"We have worked with landlords and our in-house disputes team to compile the guide, which is by no means definitive, but hopefully gives landlords some benchmarks," he said.

Mr Hooker stressed that the mydeposits wear and tear guide is very much an advisory document rather than a set of rules, since issues are often "situation-dependent"

The company explained that the guide - which is available online - deals with several areas, such as communication between landlords and renters, what constitutes actual damage and the impact of the length of the tenancy period.

Recently, the deposit protection specialist announced that it had chosen CEDR Solve to offer Alternative Dispute Resolution services for the organisation.
